About

SoTex Roofing & Exteriors is a family owned roofing and exteriors contractor based at 17305 Interstate 35 North, Suite 105 in Schertz, Guadalupe County, on the northeast side of the San Antonio metro. The company covers roof inspection, repair and replacement for both homes and commercial buildings, along with storm damage restoration, James Hardie fiber cement siding, patio covers and carports. Its stated coverage runs across Bexar, Comal, Guadalupe, Hays, Kendall and Wilson counties, taking in San Antonio, Schertz, Cibolo, Converse, Helotes, Leon Valley, Boerne, Bulverde, New Braunfels and Spring Branch. BBB records put the founding at 22 February 2017 with incorporation on 28 February 2017, and the company has been a BBB Accredited Business with an A+ rating since 29 August 2017. Its About page names Giovanni Caballes and Tabatha Lucas as the owners and describes prior industry experience dating back to 2007, which explains marketing that refers to more than twenty years in the trade. Office hours listed with BBB are Monday to Friday, 8am to 5pm. On credentials, SoTex holds an Owens Corning Preferred Contractor listing that can be found in Owens Corning's own contractor directory, filed there under the variant name SoTex Exteriors Roofing and Remodeling. The company also lists GAF, CertainTeed, TAMKO, James Hardie, Structall Building Systems and Attic Breeze among its product partners, though those are stated by the company and were not confirmed in the manufacturers' own directories. Schertz sits in the Central Texas hail band, so impact resistant Class 4 shingles and insurance claim handling are worth raising early.

Insurance & credential verification

Texas does not issue a state roofing license, so we verify companies the way homeowners actually can: confirming insurance coverage, checking RCAT (Roofing Contractors Association of Texas) status, and checking city or county registration where the local jurisdiction requires one. Every credential below links to the actual issuing organization's own public lookup — don't just take our checkmark for it. Always ask for a current certificate of insurance before signing any contract.

Confirm this listing yourself at web.rcat.net/rcat/search.

Confirm this yourself: ask the company for their certificate of insurance (COI). Note that RCAT's Licensed Roofing Contractor credential (CRRL, RRL or CRL) is earned and held by a named individual at a company, not by the business itself, which is why we name that person above where we know it; Texas issues no company roofing license at all. RCAT and NTRCA status can be checked in their own public directories (RCAT, NTRCA) — use the "Licensed"/"Accredited" filter to see more than plain membership. GAF's contractor verification tool and Owens Corning's Texas locator confirm those tiers directly; CertainTeed doesn't offer a comparable self-serve lookup, so ask to see that certificate in person. BBB accreditation and rating are on bbb.org. Houston's own published registered-roofer list is years out of date, so it isn't cited here at all — confirm registration by contacting the city directly. Corpus Christi's STAR program has its own online contractor registry — for any other city or county registration claim, confirm directly with that jurisdiction's permit office.

I cannot say enough good things about SoTex Roofing & Exteriors! From start to finish, the entire experience was exceptional. The team was professional, responsive, and incredibly timely throughout the entire process. Since I was changing the color of my roof, I appreciated the time they took to help me select the perfect color and ensure I was confident in my decision. Their knowledge and guidance made the process so much easier. What really stood out was their commitment to customer service. They went above and beyond to address every question and concern I had, making sure I felt informed and comfortable every step of the way. It is rare to find a company that genuinely cares about its customers the way SoTex Roofing & Exteriors does. The quality of their work was outstanding, and the finished roof looks amazing. If you’re looking for a roofing company that is honest, professional, knowledgeable, and truly puts its customers first, I highly recommend SoTex Roofing & Exteriors. If you’re looking for roof repair, stop searching — Giovanni is the one you want. He is one of the nicest and most professional people I’ve worked with. He truly takes pride in his work, pays attention to every detail, and makes sure the job is done right the first time. The quality of his workmanship speaks for itself, and his honesty and reliability gave me complete peace of mind throughout the process. I honestly have nothing to complain about. Highly, highly recommend Giovanni for anything related to your roof. You won’t regret it.

My thanks to Giovanni (SoTex Roofing) for completing my roofing repairs and identifying future roofing upkeep considerations. Very fair price for work completed. Definitely will call SoTex in future if I need roofing repair.

We are so thankful for Giovanni coming out and helping us so quickly when our roof was leaking! He was so kind and professional and we would recommend him to anyone else needing roofing repairs!

I am extremely happy with the roof repair Giovanni and his team did! Very professional and reasonable in price. The company was very accommodating and was able to come by the same day to inspect our roof. Long story short, I had him inspect my roof (previously repaired a few weeks ago by a different company) and he was able to find out the reason why I had more loose shingles. He let me know what needed to be done and in the end we decided to have Giovanni and his team repair our roof and we are very glad we did! He even performed some repairs right before the rain came pouring in that day. He didn’t have to do that but he did. I can tell this company cares about not only their quality of work, but their customers as well. I highly recommend this company for any roofing needs. 5 STARS.

Frequently asked

Where is SoTex Roofing & Exteriors based?
The office is at 17305 Interstate 35 North, Suite 105, Schertz, Texas 78154, in Guadalupe County. Schertz straddles the Guadalupe, Comal and Bexar county lines, and this address falls on the Guadalupe County side. The company serves the wider San Antonio metro from there.
Why does sotexroofing.com send me to sotexexteriors.com?
The older sotexroofing.com address now performs a permanent redirect to sotexexteriors.com, which is the company's live website. The phone number, street address and BBB record are the same either way, so both point at the same business.
Is there a state roofing licence in Texas?
No. Texas does not license roofing contractors at state level, so no roofer in Schertz or San Antonio can be state licensed for roofing. The meaningful checks are current general liability and workers compensation insurance verified with the insurer, RCAT standing, and any city registration requirement.
What does RCAT Member mean compared with an RCAT Licensed Roofing Contractor?
RCAT is the Roofing Contractors Association of Texas. Member means the company pays dues and signs the code of ethics. The Licensed Roofing Contractor designation (CRRL, RRL or CRL) is a separate credential earned by a named person through testing and documented experience. SoTex is carried as a Member, which is not the same thing as holding the licensed credential.
How can I check the Owens Corning Preferred Contractor claim myself?
Go to Owens Corning's contractor locator and search by city. The company holds a live profile page there, filed under the variant name SoTex Exteriors Roofing and Remodeling. Preferred is Owens Corning's standard certified tier; Platinum Preferred is the higher one, so ask which tier applies to your job and which warranty it unlocks.
How old is the company really?
BBB shows the business founded 22 February 2017 and incorporated 28 February 2017, which makes it about nine years old. Marketing that refers to over twenty years reflects the owners' prior industry experience dating to 2007, as stated on the company's own About page. Both figures come from real sources, they just measure different things.
Are Class 4 impact resistant shingles worth it around Schertz and San Antonio?
Yes, for most homes. Central Texas gets regular damaging hail, and Class 4 is the top rating in the UL 2218 steel ball impact test. Most Texas insurers give a premium discount for a Class 4 roof. Ask your carrier what the annual credit is, then require the exact product line and impact rating be written into the contract.
Do I need a permit for a reroof in Schertz, Cibolo or San Antonio?
Texas has no statewide building code enforcement, so permitting is decided city by city. Schertz, Cibolo, Converse, New Braunfels and San Antonio each run separate reroof permit and inspection processes. Get it in writing that the contractor pulls the permit and schedules the final inspection.
What happens on a hail claim in Guadalupe or Bexar County?
You report the date of loss, the carrier sends an adjuster, and a scope is issued with an actual cash value payment first. Recoverable depreciation is released once the work is completed and invoiced. You still owe your deductible. Under Texas law a contractor may not pay, waive or rebate your deductible, so treat any such offer as a reason to stop.
What should I get in writing before signing?
The certificate of insurance sent directly by the insurance agent, the exact shingle or panel product and impact rating, the underlayment and ventilation spec, who pulls the permit, the workmanship warranty length, whether the manufacturer warranty is standard or an enhanced system warranty, the payment schedule, and the cleanup and nail sweep plan.
