Why do Class 4 impact resistant shingles come up so often in Dallas?
Because Dallas sits in the part of North and Central Texas often called Hail Alley, and hail is the single biggest driver of roof claims here. Class 4 is the top rating in the UL 2218 impact test. Many Texas carriers offer a premium discount for a Class 4 roof, though the size of the discount varies. Ask your insurer for its actual discount, then get the specific product name and its Class 4 rating written into the proposal.
How does a hail claim normally run in North Texas?
You report the claim, the carrier sends an adjuster, and the adjuster produces a scope and estimate. A good roofer will meet the adjuster on the roof and document anything missed. Payment usually arrives in two parts, an actual cash value cheque up front and the recoverable depreciation after the work is finished and invoiced. Your deductible is always your responsibility.
Can a contractor pay or waive my deductible?
No. Texas law prohibits a contractor from paying, waiving, rebating or promising to absorb any part of your property insurance deductible. If a company offers to cover it, or to build it into an inflated invoice, that is a reason to stop, not a discount. Decline it.
Who pulls the permit for a roof replacement around Dallas?
Texas has no statewide residential building code, so permitting is handled city by city.
