About
Dolan Roofing & Construction is a San Antonio roofing and home exterior contractor based at 6008 Grissom Rd on the northwest side of the city. The company's About page states it was established in June 2016 by Johnny Dolan, who grew up in his family's construction business in Tucson, Arizona and moved into storm restoration work in Phoenix and Charlotte before coming to San Antonio to help a family recover from hail damage. The BBB file lists the business as started 23 April 2016 and incorporated 23 June 2016, with John Dolan as owner and Brandy Tilley as operations manager.
The firm handles both residential and commercial work: roof replacement, roof repair, roof inspections, storm and hail restoration, roof coatings, waterproofing, solar panel installation and 24/7 emergency response. Materials it works with include asphalt shingles, tile, metal (including standing seam) and TPO for low slope and flat commercial decks. Its stated coverage runs across Bexar County and out into the neighbouring Hill Country and I-35 corridor communities.
On the credential side, Dolan Roofing has a contractor profile in Owens Corning's own contractor directory and states it holds Platinum Preferred status. It has been a BBB Accredited Business since 8 September 2016 and carries an A+ BBB rating, and it appears in the RCAT (Roofing Contractors Association of Texas) directory. Bexar County is inland, so windstorm certification (WPI-8) does not apply here. Hail is the relevant risk, and impact resistant roofing and insurance claim work are a normal part of the conversation in this market.

Insurance & credential verification
Texas does not issue a state roofing license, so we verify companies the way homeowners actually can: confirming insurance coverage, checking RCAT (Roofing Contractors Association of Texas) status, and checking city or county registration where the local jurisdiction requires one. Every credential below links to the actual issuing organization's own public lookup — don't just take our checkmark for it. Always ask for a current certificate of insurance before signing any contract.

Confirm this licence yourself at web.rcat.net/rcat/search — search #03-0715 or the company name.
Confirm this yourself: ask the company for their certificate of insurance (COI). Note that RCAT's Licensed Roofing Contractor credential (CRRL, RRL or CRL) is earned and held by a named individual at a company, not by the business itself, which is why we name that person above where we know it; Texas issues no company roofing license at all. RCAT and NTRCA status can be checked in their own public directories (RCAT, NTRCA) — use the "Licensed"/"Accredited" filter to see more than plain membership. GAF's contractor verification tool and Owens Corning's Texas locator confirm those tiers directly; CertainTeed doesn't offer a comparable self-serve lookup, so ask to see that certificate in person. BBB accreditation and rating are on bbb.org. Houston's own published registered-roofer list is years out of date, so it isn't cited here at all — confirm registration by contacting the city directly. Corpus Christi's STAR program has its own online contractor registry — for any other city or county registration claim, confirm directly with that jurisdiction's permit office.

Dolan Roofing is a remarkable company! We had a couple bumps in the road but Dolan bent over backwards to make it right. There wasn’t a single person that I met within the company that I didn’t like. Through my research, I called them, they didn’t solicit me. Johnny the owner is a remarkable person and genuinely cares for their customers. Derrek, was amazing and together they walked me through the entire process with no surprises and were up front about everything. Charles is an expert and I value his opinion. The crew that came back to make some changes worked non-stop throughout the day and did a remarkable job cleaning up. I appreciate Dolan Roofing and highly recommend them as a top roofing company.

We had a great experience working with Dolan Roofing & Construction. Their team was incredibly responsive, patient, and generous with their time - answering questions, explaining details, and helping us understand our options every step of the way.
What stood out most was how easy they made a stressful situation feel. They were honest, knowledgeable, and never rushed us, which gave us a lot of confidence in the decisions we were making.
If you’re looking for a roofing company that is professional, trustworthy, and truly cares about helping homeowners navigate the process, I wouldn’t hesitate to recommend them.

They showed up and did the job when they said they would, not a given these days.
All the guys were real friendly and very careful around the landscape plants. Even moved the lights out so not to get damaged. Cleaned up everything and even ran magnetic brooms through the lawn to get any nails that might have gotten through the screens they laid out.
Very thorough and knew what they were doing. It only took them 5.5hrs to do a 3000sft roof.
Looks like a quality roof should!

Called Dolan a couple of weeks ago for an inspection and quote. They were quick to come out, and explained everything so well. I am really big on good communication when working with anybody, and Dolan has amazing communication! They came out and replaced my roof today, and did amazing work. Their clean up is absolutely top notch! No less than 8 passes (probably more) with magnets to pick up any fallen material. I would definitely recommend them to anyone who needs a roof inspection, repair, or replacement

Frequently asked
Is Dolan Roofing & Construction licensed by the State of Texas?
Texas does not issue a state roofing licence, so no roofer in San Antonio can hold one. What you can check instead is insurance, association standing and city registration. Dolan Roofing appears in the RCAT directory, is a BBB Accredited Business with an A+ rating, and has a contractor profile with Owens Corning. Always ask any contractor for a current certificate of general liability and workers compensation insurance sent directly from their insurer.
What does the RCAT status on this listing mean?
RCAT is the Roofing Contractors Association of Texas. It has two different things that are easy to confuse. Plain membership means the company pays dues and belongs to the association. The separately earned Licensed Roofing Contractor credential (CRRL, RRL or CRL) requires passing RCAT's own examination process. This listing records Dolan Roofing as a Member. Membership is a positive signal about engagement with the trade, but it is not a government licence.
Does San Antonio need windstorm or WPI-8 certification?
No. WPI-8 certificates and TWIA windstorm coverage apply only to the 14 first tier Gulf Coast counties. Bexar County is well inland, so windstorm certification is not part of a San Antonio reroof. The hazard that drives roofing decisions here is hail, along with high summer heat and the occasional straight line wind event.
Are Class 4 impact resistant shingles worth it in San Antonio?
Bexar County sits on the southern edge of Texas hail country and takes damaging hail often enough that many homeowners upgrade. Class 4 impact resistant shingles are tested to resist a steel ball drop without cracking the mat, and most Texas insurers offer a premium discount for them. Ask your carrier what discount applies before you choose, because the saving over the life of the roof often offsets a good part of the upgrade cost.
Do I need a permit to replace a roof in San Antonio?
Texas has no statewide building code enforcement, so permitting is handled city by city. The City of San Antonio Development Services Department requires a permit for reroofing work, and suburbs such as Converse, Cibolo, Live Oak, Universal City and New Braunfels each run their own process. Confirm in writing who is pulling the permit, the contractor or you, before work starts.
What roofing materials does Dolan Roofing work with?
The company's site lists asphalt shingles, tile, metal including standing seam, and TPO for low slope and flat commercial roofs. It also lists roof coatings and waterproofing, which are usually applied to commercial or flat decks. If you want a specific product line or an impact resistant shingle, ask for it by name on the proposal.
Does Dolan Roofing handle hail insurance claims?
Yes. The company was founded out of storm restoration work and lists storm restoration and insurance claim assistance among its services. A contractor can inspect, document damage and meet your adjuster on site. Be aware that Texas law does not let a roofer act as your public adjuster or negotiate the claim on your behalf unless separately licensed for that, and no contractor may offer to absorb your deductible.
How quickly can the company respond to a leak?
Dolan Roofing states it runs a 24/7 answering service for emergency calls, and its BBB profile shows hours as open 24 hours a day, seven days a week. For an active leak, the usual first step is a temporary dry in or tarp to stop water entry, followed by a proper repair once the roof is dry enough to work on safely.
What should I ask a San Antonio roofer before signing?
Ask for a current insurance certificate sent by the insurer, not a copy from the contractor. Ask for the full scope in writing, including decking replacement pricing, underlayment, ventilation and flashing. Ask who pulls the permit, who does the work (in house crews or subcontractors), what the workmanship warranty covers and for how long, and what the manufacturer warranty on the specific shingle line is. Get at least two written proposals.
How long does a roof last in the San Antonio climate?
Heat and UV in South Central Texas age asphalt shingles faster than in milder climates, and hail can end a roof's life early regardless of age. A standard three tab roof may struggle to reach 20 years here, architectural shingles typically do better, and metal systems last considerably longer. Attic ventilation makes a real difference to shingle life, so make sure your proposal addresses it.
