About

Roof Maintenance Systems is a commercial roofing contractor based at 1636 County Road 279 in Liberty Hill, in Williamson County north west of Austin. The company was founded in 2005 and describes itself as a family owned business built specifically around commercial roof repair and maintenance rather than residential replacement work. Its own materials describe over 50 years of combined experience across the team. The customer is a building owner, facility manager or tenant rather than a homeowner. The company names office complexes and corporate campuses, warehouses, manufacturing plants and distribution centers, retail and shopping centers, schools and colleges, and government and municipal buildings as the property types it serves. Core services are leak detection and leak repair, 24 hour emergency leak repair, preventive maintenance plans scheduled annually, twice yearly or quarterly, roof penetration and flashing installation to manufacturer specification, and written roof condition assessments with remaining life estimates. New roofing and re roofing are offered, but repair and maintenance are the stated focus. The systems it works on are the commercial ones: TPO, EPDM, PVC, modified bitumen, built up roofing and metal, plus Duradek walkable vinyl membrane for decks and balconies. GAF lists the company on its own commercial contractor directory and Duradek lists it on its own dealer locator. The company additionally states GAF GoldElite and CertainTeed Silver Star status and NRCA membership. The Better Business Bureau has held a file on the business since 2009 and lists it as not BBB accredited.

Highlights

Commercial only focus. The business is built around repair, maintenance and condition assessment for building owners and facility managers rather than residential re roofs.
Founded in 2005, giving roughly two decades of continuous Central Texas commercial roof service.
Preventive maintenance plans on annual, twice yearly or quarterly schedules, backed by 24 hour emergency leak response.
Works across all the main low slope systems (TPO, EPDM, PVC, modified bitumen and built up) as well as metal, so it is not tied to one membrane type.

Insurance & credential verification

Texas does not issue a state roofing license, so we verify companies the way homeowners actually can: confirming insurance coverage, checking RCAT (Roofing Contractors Association of Texas) status, and checking city or county registration where the local jurisdiction requires one. Every credential below links to the actual issuing organization's own public lookup — don't just take our checkmark for it. Always ask for a current certificate of insurance before signing any contract.

Confirm this licence yourself at web.rcat.net/rcat/search — search #02-0615 or the company name.

Confirm this yourself: ask the company for their certificate of insurance (COI). Note that RCAT's Licensed Roofing Contractor credential (CRRL, RRL or CRL) is earned and held by a named individual at a company, not by the business itself, which is why we name that person above where we know it; Texas issues no company roofing license at all. RCAT and NTRCA status can be checked in their own public directories (RCAT, NTRCA) — use the "Licensed"/"Accredited" filter to see more than plain membership. GAF's contractor verification tool and Owens Corning's Texas locator confirm those tiers directly; CertainTeed doesn't offer a comparable self-serve lookup, so ask to see that certificate in person. BBB accreditation and rating are on bbb.org. Houston's own published registered-roofer list is years out of date, so it isn't cited here at all — confirm registration by contacting the city directly. Corpus Christi's STAR program has its own online contractor registry — for any other city or county registration claim, confirm directly with that jurisdiction's permit office.

Disrespectful, and unprofessional. I am called repeatedly 2-3x a week by this company. They talk over you, lie (saying they are working with your neighbors) yet, can’t name names or addresses where they work? I have asked nicely to be removed from their list, they lie, and. Say they will. They call me while I am working, or in meetings, with no care for my numerous requests to stop calling me, and I AM NOT INTERESTED. I would never recommend and will continue to share this irritating experience on all media platforms. Quit calling and I’ll stop sharing how you do business. PRP

Frequently asked

Does Roof Maintenance Systems work on houses?
No. The company positions itself as a commercial roof service contractor. It names office complexes, warehouses and manufacturing plants, distribution centers, retail and shopping centers, schools and colleges, and government and municipal buildings as the properties it serves. Homeowners looking for a residential re roof should look elsewhere.
What does the RCAT Licensed credential mean, and how is it different from RCAT Member?
They are not the same. RCAT Member simply means the company pays association dues. The Licensed Roofing Contractor credential (CRRL, RRL or CRL) is earned separately through examination and continuing education. Roof Maintenance Systems is recorded as RCAT Licensed, which is the earned credential and the stronger of the two.
Is there a Texas state roofing licence behind that?
No. Texas does not license roofing contractors at state level. That is exactly why the RCAT Licensed Roofing Contractor credential, insurance verification and manufacturer certification carry the weight they do in this market. Always ask for current general liability and workers compensation certificates sent directly by the insurer.
What does a preventive maintenance plan actually cover?
The company offers scheduled inspections on an annual, twice yearly or quarterly basis. A typical commercial maintenance visit involves clearing drains and debris, checking seams, flashings, penetrations and pitch pockets, sealing minor faults before they open up, and issuing a written report. The aim is to reach the designed service life of the membrane rather than to replace it early.
What is a roof condition assessment and why would I commission one?
It is a documented survey of the existing roof with photographs, identified weak areas and an estimate of remaining life. Owners commission them before a lease renewal, a building sale, a capital budget cycle, or an insurance renewal, because it converts a vague roof problem into a costed and dated plan.
Which commercial roofing systems does the company handle?
TPO, EPDM, PVC, modified bitumen, built up roofing and metal, plus Duradek vinyl membrane for walkable decks and balconies. That breadth matters on older Central Texas commercial stock where the existing roof may be a built up or modified bitumen system rather than a modern single ply membrane.
How does hail affect commercial roofs in Williamson and Travis counties?
Central Texas sits in the hail belt and commercial membranes take real damage from it, often as bruising or fracturing that is not visible from the ground. Single ply membranes can be punctured around units and penetrations. A dated post storm inspection with photographs is usually what an insurer wants, and it is worth having on file even when no claim follows.
Do I need a permit for commercial roof work in Central Texas?
Texas has no statewide building code enforcement, so permitting is set jurisdiction by jurisdiction. Commercial reroofing typically does need a permit in Austin, Georgetown, Round Rock, Cedar Park and the surrounding cities, and requirements differ between them. Confirm in writing who is pulling the permit and under which jurisdiction.
What should a facility manager ask before appointing a commercial roofer?
Ask for insurance certificates issued directly by the insurer, written confirmation of the manufacturer certification that supports any NDL or system warranty being offered, the emergency response time commitment in hours, whether crews are employed or subcontracted, the safety record and OSHA history, and a sample condition report so you can judge the documentation quality.
How do I reach Roof Maintenance Systems?
The company publishes (512) 515-8800 and office@rms-tx.com, with an office at 1636 County Road 279, Liberty Hill, TX 78642 and a mailing address at PO Box 574. Its website is rms-tx.com. It advertises 24 hour availability for emergency leaks; standard office hours are not published, so call to confirm.
